Why most Floridians need flood insurance
Over 25% of Florida homes are in a high-risk flood zone (Special Flood Hazard Area). Many more are in moderate or low-risk zones — and FEMA estimates that more than 40% of flood claims come from outside high-risk areas.
Standard homeowners insurance explicitly excludes flooding. Without a separate flood policy, you have no coverage for storm surge, river overflow, or even a few inches of rainwater that pools and damages your floors and drywall.
There are two ways to buy flood insurance: the NFIP (National Flood Insurance Program — federally backed, capped coverage) and private flood insurers (often broader coverage, sometimes cheaper for newer or higher-elevation homes). We quote both.
